How to book a coliving apartment at WERK1
Fill out the form
First, fill out the form. We will check your application and your already funded de-minimis payment(s). This must be less than 300.000€.

Request booking
After a successful de-minimis check, you will receive a link with which you can request one or more apartment(s). We will check your request and our availability, then you will receive the booking confirmation and a payment link.
Check In
A few days before arrival, the person arriving will receive a request for online check-in.

What is Coliving at WERK1?
WERK1 Coliving comprises 63 modern apartments that offer everything you need to live in a small space. Centrally located in the Werksviertel-Mitte, flexibly bookable from one to six months and with direct access to the large WERK1 community and Munich’s startup scene.
Derived from Co-working, where freelancers and startups share workspaces, Co-living transfers the idea of community to the living area. The “Co” stands for community, which is at the heart of this modern form of living. The residents not only share living space, but also interests and an entrepreneurial spirit.
Thanks to the combination of coworking spaces, office space for digital startups, a café, event and meeting spaces and a variety of events, WERK1 offers the residents of Coliving the perfect connection to a large, dynamic community of entrepreneurs, freelancers and visionaries.

FAQ Coliving
Who can rent an apartment at WERK1 Coliving?
Only a startup can rent one or more apartments for its employees or business partners. The startup is then the contractual partner and responsible for the payment processing. By the way, the startup does not have to possess an office at WERK1.
Who can live in WERK1 Coliving?
Founders, startup employees, international entrepreneurs and business partners can live in the Coliving apartments. However, it is important to note that only legal entities such as startups or scaleups can rent the apartments.
On which dates can I rent an appartment?
You can rent your apartment starting on the 1st of each month. A mid-month booking is not possible.
For how long can I rent an apartment?
The minimum stay per guest is 1 month and the maximum stay 6 months.
How are the apartments equipped?
All apartments have a private bathroom, a kitchen counter, a 1.20m bed, storage space, lockable shelves and a small balcony. The apartments, averaging 18sqm, are complemented by a community area with a large kitchen for communal cooking evenings and a shared living room.
Can I book several apartments?
Yes it’s possible, there is currently no cap.
What is necessary for a successful application to WERK1 Coliving?
For a successful application, it is necessary to submit a de-minimis funding application. To do so, please click on the ‘request now’ button on top of this page, fill out the questionnaire and send it back to us.
Why can only startups and scaleups rent the Coliving apartments?
WERK1 is funded by the Bavarian State Ministry of Economic Affairs, Regional Development and Energy and is therefore subject to funding conditions. The purpose of the funding is to support digital startups. By offering the Coliving concept, we support the growth of Munich startups and the establishment of national and international startups in Munich. For this reason, only startups and scaleups are allowed to rent our Coliving apartments.
How does the payment work?
Once receiving the booking, the startup gets a one-off request for the payment details (credit card or direct debit). From then on, an invoice will be sent monthly and the rental costs will be debited automatically. Thus, you don’t have to worry about anything. If your startup has several rooms, they will be billed collectively each month.
Cancellation policy
You can cancel free of charge up to 14 days before arrival or postpone the date (depending on availability). After that, 1 month of your planned stay will be charged in any case. If you already have an apartment and want to shorten your stay, the same 14-day period applies.
No-Show policy
In case your reservation runs “no-show”, meaning you do not arrive at the day of your booking, we will charge you 1 month rental fee.
Can I extend my stay in the apartment during my current occupacy?
In this case please just contact the Coliving team. If there are available rooms left and the 6 months of maximum occupancy are not exceeded, it should be possible.
Is parking available?
Yes, an underground parking lot is available at the Atelierstraße 10, 81671 München. It is located close to the WERK1 building. Here you can find more information: AUTOSAAL
