for STARTUPS in Munich and worldwide

Only startups can rent our apartments. The startup books the apartments for its employees or business partners, is the contractual partner and is responsible for payment. The startup does not need to have an office at WERK1.

Founders, startup employees, international entrepreneurs and business partners can live in our Coliving apartments. Please note that the apartments can only be rented by legal entities, such as startups or scaleups.

Unfortunately not. With 63 colivers living in close quarters, we need to keep noise and disruption to a minimum for everyone.

Yes, visitors and overnight guests are welcome. For security reasons, please send us a copy of your visitor’s ID in advance. Subletting is not allowed under any circumstances.

You can move in on the 1st or the 15th of each month, and move out on the 14th or the last day of the month. The minimum rental period is one month. If you move in on the 15th, your minimum stay runs until the end of the following month. Check-in is from 2 pm and check-out is by 10 am.

Absolutely! WERK1 Coliving is designed for founders, startup employees and remote-working entrepreneurs. You can also use the community areas. Every room has a desk, and you can request a larger one if needed.

Yes. During check-in, we can provide you with the official registration form (Meldeschein), which allows you to register your address at WERK1 Coliving with the local authorities. You can also receive letters here, but unfortunately we can’t accept parcels.

The minimum stay is 1 month and the maximum stay is 6 months per guest. This applies to each individual person, not to the startup.

Yes. Access to the building is chip-controlled, and you need your personal key chip or digital key on your phone for every door. The building is also monitored by cameras.

Yes! Laundry is handled via the WeWash app. Use it to book one of our 2 washing machines or 2 dryers in the laundry room that is only accessable to colivers.

A single apartment costs €849 (net, plus 7% VAT) per month. All-inclusive: weekly cleaning (including linen/towel changes), utilities, and high-speed WiFi.

Every apartment (approx. 18 sqm on average) comes fully furnished with its own bathroom, a pantry kitchen, a 1.20m bed, storage space, a lockable shelving unit, and a small balcony. Bedding and towels are provided and changed weekly as part of our cleaning service. You’ll also have access to the community area with a larger shared kitchen and living room for cooking and socializing.

Coliving is about living: your apartment and the shared community space. Coworking is about working: desks and offices in the same building. Both can be booked separately, and as a Coliver you get a discount on a coworking membership.

Yes, we have one double room in our Coliving, and it’s a great one! It offers almost 40 sqm of space and a comfortable 1.80 m bed, perfect for two. The monthly rent for two guests is €1,099 (net, plus 7% VAT). As it’s the only one of its kind, we recommend booking early! 😉

Yes. There is currently no limit to the number of apartments or guests a startup can book. For each guest, the minimum stay of 1 month and the maximum stay of 6 months applies.

You need to pass our GwG check and submit a de minimis funding application. To do so, click the “Booking Request” tab at the top of this page, then “Go to form”. Fill out the questionnaire and submit it. We’ll get back to you as soon as possible. Once all documents are complete and correct, your startup will receive a booking link to make the booking.

WERK1 is funded by the Bavarian State Ministry of Economic Affairs, Regional Development and Energy and is therefore subject to funding conditions. The purpose of this funding is to support digital startups. With our Coliving concept, we support the growth of Munich startups and help national and international startups establish themselves in Munich. That’s why only startups and scaleups can rent our Coliving apartments.

After your booking, the startup will receive a one-time request for its credit card details. From then on, you’ll receive a monthly invoice and the rent will be charged automatically, so you don’t have to worry about anything. If your startup rents several rooms, they will be billed together each month.

You can cancel free of charge or postpone your arrival date (subject to availability) up to 14 days before arrival. After that, one month of your planned stay will be charged. The same 14-day period applies if you want to shorten an existing stay.

If you don’t arrive on the day of your booking (no-show), we will charge one month’s rent.

Yes, just contact the Coliving team. An extension is usually possible if rooms are available and the guest’s total stay does not exceed 6 months.
