Depending on your team size, we’ll find the right office for you. Our office spaces range from 10 to 300 square meters—whether you have 2 or 50 people. With us, you’ll find the perfect office starting at just €29 per square meter, all-inclusive (net per month).
As part of our application process, we assess which phase your startup is in: Pre-Incubation, Incubation, or Scaleup. Depending on the classification, the duration and type of office vary.
During your time at WERK1, we conduct regular evaluation meetings. Depending on your startup’s performance, we decide whether an extension within the current phase is possible, whether a transition to the next phase is imminent, or whether your time at WERK1 is coming to an end.

You have an innovative business idea with a clear digital or tech focus and the potential to scale. We do not have a specific industry focus.
Ideally, you can already demonstrate initial success, a proof of concept, or early traction, and highlight your growth potential.
WERK1 FIT
Your startup is based in Bavaria or plans to relocate here. This is the only way we can provide you with optimal support within the regional startup ecosystem.
In addition, your company was founded no more than 5 years ago and is an independent startup (not a corporate venture or agency project).

We believe in real teams, not lone wolves. That’s why your team must consist of at least two founders, and the entire founding team moves into WERK1.
We also encourage diverse teams that benefit from a variety of skills and experiences.

Personal Pitch at WERK1
The stage is yours! If we see a good fit, we’ll invite you to give a personal pitch at our office. You’ll have 10 minutes to convince us of your startup’s potential. Afterward, you’ll get to explore WERK1 right on the spot, and we’ll give you a tour of our facilities and your potential office.

FAQ Application Process
How long does the application process take from filling out the form to moving in?
The duration varies depending on the current volume of applications and office availability. We take the time to carefully evaluate each startup. You will receive clear feedback after each stage so you always know where you stand in the process.
Are there currently available offices, or is there a waiting list?
Our offices are in high demand. Whether suitable spaces are currently available depends on your team size and phase. We accept applications at any time; however, we are currently unable to offer a waiting list.
Can I apply if my startup has not been founded yet?
You can apply as soon as your team is clearly defined and a concrete business idea is in place. To sign the usage agreement, however, we require a registered legal entity (e.g. GmbH) and an entry in the commercial register.
If you are still in the founding phase, we recommend taking a look at our coworking offer as an interim solution.
FAQ Process & Programmes
What is De-minimis about?
De-minimis refers to state aid under EU law. A maximum amount of €300,000 within the current three-year period must be observed across all public sources combined. Further information can be found here.
What is the evaluation process about?
Shortly after moving in a coaching kickoff with BayStartUP takes place. Two milestones are defined together: typically one on the business side and one on the product side which should be achieved after approx. 9 months.
At this point the official evaluation meeting takes place, where we decide on an extension of your time at WERK1. There is also an informal check-in after approx. 6 months to make sure everything is on track.
Do you offer specific startup programmes?
Depending on your startup’s development stage, we offer three programmes:
- Pre-Incubator
- Incubator
- or Scaleup
The classification takes place as part of our application process. All three programmes offer the same framework: coaching, mentoring, and full access to the WERK1 network.
Individual workshop formats are tailored to each phase, ensuring the content always matches your current stage of development.
FAQ Infrastructure
How are the startup offices equipped?
Our startup offices are rented unfurnished, so you can set them up however you like. You simply need to follow our house rules and return the office to its original condition when you move out.
Can I use meeting rooms and phone booths?
Phone booths can be used at any time, free of charge and without limit. Meeting rooms and phone rooms can be booked free of charge for one hour per employee per day.
For larger meeting rooms, WERK1 residents receive an exclusive 50% discount. All rooms and availabilities can be found directly in the member portal.
Am I allowed to use the WERK1 community spaces?
The community spaces are accessible to all WERK1 residents at any time.
FAQ Community
Do I have to participate in coaching sessions and events, or is it voluntary?
Our coaching and event offering is voluntary. However, active participation in the WERK1 programme is part of our philosophy. Joining us means becoming a member of the community, not just a tenant.
What happens after the maximum usage period of five years?
After the maximum usage period ends, the agreement concludes in the regular way.
As a WERK1 alumni, you remain a permanent part of our community with access to the network, events and our pool of experts.
Can I get an office as a solo founder, or do I need a team?
We only accept founding teams of at least two people. As a solo founder, we recommend our coworking offer first.
You immediately become part of the WERK1 community, make contacts with potential co-founders, and can apply for an office in parallel once your team is in place.
