the perfect office For each startup
Depending on your team size, we’ll find the right office for you. Our office spaces range from 10 to 300 square meters—whether you have 2 or 50 people. With us, you’ll find the perfect office starting at just €29 per square meter, all-inclusive (net per month).
As part of our application process, we assess which phase your startup is in: Pre-Incubation, Incubation, or Scaleup. The duration and type of office vary depending on the classification.
During your time at WERK1, we conduct regular evaluation meetings. Depending on your startup’s performance, we decide whether an extension within the current phase is possible, whether a transition to the next phase is imminent, or whether your time at WERK1 is coming to an end.

You have an innovative business idea with a clear digital or tech focus and the potential for scaling. We do not have a specific industry focus.
Ideally, you can already demonstrate initial success, a proof of concept, or early traction, and highlight your growth potential.
WERK1 FIT
Your startup is based in Bavaria or plans to relocate here. This is the only way we can provide you with optimal support within the regional startup ecosystem.
In addition, your company was founded no more than 5 years ago and is an independent startup (not a corporate venture or agency project).

We believe in real teams, not lone wolves. That’s why your team must consist of at least two founders, and the entire founding team moves into WERK1 together.

The stage is yours! If we see a good fit, we’ll invite you to give a personal pitch at our office. You’ll have 10 minutes to convince us of your startup’s potential. Afterward, you’ll get to explore WERK1 on-site, and we’ll give you a tour of our facilities and your potential office space.

FAQ STARTUp offices
How are the Startup Offices equipped?
We rent our offices unfurnished, so you can arrange them according to your preferences. You just have to follow our house rules. It is only important that you return the office to its original state when you move out.
How big are the offices?
The office areas range from 10 to 300 square meters. After a successful matching, we will look individually for a suitable office.
Can I book additional meeting rooms?
You can book meeting rooms in the member portal at a reasonable price. WERK1 residents also receive an exclusive 50% discount. By the way, you can always use our phone rooms free of charge.
Can I use the WERK1 common rooms?
The common rooms are accessible to all WERK1 residents at all times.
What is De-minimis actually about?
De-minimis is about subsidies. It is important to observe the maximum amount of 300,000€ within the current three year period. You can find further information here.
Do you also rent out larger Scaleup Offices?
Yes, we also have Scaleup Offices with space between 170 and 280 square meters. These are equipped with their own kitchen and sanitary facilities. Each scaleup office also has a meeting room.
Can I furnish my office however I like?
You can furnish your office according to your own preferences. All you have to do is follow our house rules. It is also important that you return your office to its original state when you move out.
How long can I use the offices?
Depending on the phase and evaluation of your startup, the maximum term for using the offices is between 1 and 5 years.
